Job Responsibilities:
Report to the CEO, China Will need to identify and secure sites in Eastern / Northern for business growth Will be acting as a individual contributor job with the responsibility to supervise and monitor the performance of real estate agencies and service providers Will be responsible for budget and need to achieve store network development target by developing local store network strategy actively scouts for new sites Develop and collaborate with strategic partners in site selection and negotiations Analyze new site attractiveness and conduct feasibility studies Lead site contract negotiations and possesses deep understanding in real estate development—new zones, new projects catchments characteristics, potential tenant mix (for new sites), market intelligence on rental rates, quality of landlords etc. Develop and coach local support team and establishing effectiveness and trusting relationship with national and local real estate agents, existing and potential landlords, strategic partners and internal construction and new store opening teams Need to maintain a pipeline of active site assessments, discussions and negotiations at all times Maintain deep understanding in the development trends of key regions, - new zones, new developments-proactively identifies new store opportunities and pursues accordingly Maintain strong industry ties to be able to tap into local, ad hoc opportunities Establish and maintain good working relationship with strategic partners, creatively identifies, structures and executes joint working models on multi-site basis Maintain up-to-date understanding in competitor footprint to identify and address missing opportunities for the Company Monitor all site selection and negotiation processes Lead and conduct feasibility studies, based on catchment analyses, competitor analyses and comparable store performance, and presents recommendations to property committee Attract, coach and motivate subordinates and local support to achieve store growth target Job Requirements: Tertiary education with at least 5 years solid retail property experience Relevant property experience in leasing retail properties in eastern/northern china Good knowledge in good locations such as high traffic shopping centres/stress, apartment complexes Professional qualification in property and construction will be an advantage Strategic business thinking and strong in execution. Good commercial sense.
