Responsibilities:
Real Estate Study · Investigate rental situation on the domestic real estate market including both industry standards and future developments · Search potential areas as clear target zones for acquisitions · Develop clear understanding of city development from city planning bureau · To obtain population data, consumer habit, disposable income, living expenditure, population growth rate from statistics department of government · To be proactive by well known the project" land", "partners", "law", "financial statistic", "timing" · To observe domestic economic index & politic situation impact on real estate market Approach Potential Sites · To present company to landlord of potential site · To study site plan considering customer flow, merchandise flow, employee flow for accessibility map to de conceptual design with architect · To revise architect’s drawing following the CIC’s conclusions · To send architect’s drawing to assets division and liaise for effective follow up · Responsible for the investment cost estimation · Contact lawyer to analysis avoiding any legal risk to operate a retail store · To reach consensus & finalise leasing contract with lawyer and landlord Further Responsibility · Analyse competitors expansion strategy and determine competitor key activities · Open to stores to compete directly with competitors core businesses · Negotiating with landlords for all matters of rental and contractual obligations · Working with landlord and site managers to determine key consumer trends of sites Requirements: · Over 8 years experience working in a Real Estate function in China – Preference for experience directly in Retail Expansion · Extensive experience in Real Estate negotiation with senior parties · Educational background in Business or Finance Required · MBA strongly preferred · Fluent Mandarin and English required Interested parties please send resume in full to Mr. Ryan Owen at rowen@antal.com.cn |
